How do I make a Building Regulation Application?
Any application must be deposited with Ipswich Borough Council before any building work has commenced. If, for any reason the building work has already been carried out, more information is available here.
You have a choice of different application routes depending on your or your builder's knowledge of construction processes. The two routes available are:
Full Plans Procedure
Building Notice Procedure
Advantages of the Full Plans procedure
- You have the assurance that, providing the work is carried out in accordance with the approved plans, the Regulations will be satisfied.
- An Approval Notice can be presented to financial institutions or solicitors etc when seeking loans or moving house.
Advantages of the Building Notice Procedure
- Savings in time and cost by not having to prepare and submit detailed plans.
Disadvantages of the Building Notice Procedure
- No Approved Plan to work to. Whilst the Building Control Surveyor will try to anticipate potential problems, delays and costly remedial work might be incurred if the work carried out does not comply with the Building Regulations.
- Plans and design information may be requested for complex projects, and for structural details/calculations. This might cause delays.
- The Building Control Surveyor cannot design your project or provide specifications.
Both procedures will require the work to be inspected. The inspections required will be dependent on the type of work being carried out and you will be advised of the inspection required on commencement and as the work progresses.
On completion you will receive a Completion Certificate, provided the work has been inspected and seen to comply with Regulations. This is an important document and must be shown to Solicitors during any future house sale.
