Henley Gate Neighbourhood

Henley Gate Primary School 

  • The application for Henley Gate Primary School was validated on 28th July 2025. The application is a Reserved Matters (appearance, landscaping, layout and scale) for the construction of a 420-place Primary School and 60 Place Pre-School, associated playing fields, parking, landscaping, drainage and other associated works; in relation to Outline Planning Permission IP/16/00608/OUT comprising up to 1,100 residential dwellings(use class C3); a local centre (to accommodate up to 250sqm (net) of convenience floor space (A1), up to 300sqm of comparison floorspace (A1), up to 250sqm in use classes A1-A5 and up to 500sqm community centre (D1)); provision of a primary school (D1); provision of sports facilities, Country Park (including visitor centre (D1)); open space (including amenity space, children's play areas and allotments) and sustainable urban drainage systems; associated landscaping, infrastructure and engineering/earthworks; creation of 2No. new vehicular accesses from Henley Road, 1No. vehicular access from Westerfield Road (to serve Country Park only), and provision of access points to allow for pedestrian/cycle bridge over railway and vehicular bridge over railway.
  • The Application also seeks the part discharge of Condition 20 (Construction and Environment Management Plan) and Condition 26 (the Arboricultural Method Statement) of IP/16/00608/OUT. IP/16/00608/OUT was an EIA development and an Environmental Statement was submitted with the application under the Town and Country Planning (Environmental Impact Assessment) (England and Wales) Regulations 2011 (as amended).

  • A non-material amendment has been approved to amend the description of development approved under IP/16/00608/OUT from 'provision of land for a primary school' to 'provision of a primary school'. This was approved on 22nd July 2025 under application IP/25/00461/NMMA.

Discharge of conditions to the Outline Planning Permission IP/16/00608/OUT

  • Condition 22 - Programme of Archaeological Work and Written Scheme of Investigation for the Country Park (parts B and C of condition 22) was approved on 25th June 2025 under application IP/24/00856/CON.

Construction works

  • Works to create the Country Park are ongoing.
  • Construction works by Crest Nicholson for Phases 1 and 3a, and the Core Infrastructure for Phases 1b, 2, and 3 are ongoing.   
  • Construction works by Barratt David Wilson for Phases 2a and 2b by are ongoing.

Discharge of conditions to the Outline Planning Permission IP/14/00638/OUTFL 

  • Condition 23 - CEMP: Biodiversity Phase 1 approved on 9th July 2025 under application IP/25/00163/CON.  
  • Condition 40 - Valley Road Toucan Crossing was approved on 9th June 2025 under application IP/25/00342/CON.  

 Construction works

  • Construction works are due to recommence on Tuesday 1st July 2025. Construction works for the new vehicular junctions on Westerfield Road are due to commence in August 2025. A road closure between 169 Westerfield Road and the Corrie, Westerfield Road is proposed between the 26th August until 19th December 2025.

 Hybrid Planning Application - IP/22/00013/OUTFL

  • Revised and additional details for this application have been received and were subject to further public consultation which ended on 7th February 2025.  The application is for Full Planning Permission for two vehicular accesses and pedestrian and cycle accesses off Westerfield Road. The application is also for Outline Planning Permission (all matters reserved) for a mixed use development for up to 1,020 dwellings, a local centre, a Primary and Early Years facilities (both Use Class F1(a)); cycle and pedestrian access from Tuddenham Road; open spaces, landscaped areas and play areas; provision of infrastructure landscaping and engineering works. An Environmental Statement has been submitted with the application under the Town and Country Planning (Environmental Impact Assessment) (England and Wales) Regulations 2017.
