Henley Gate Neighbourhood 

(Land North of Railway Line and East of Henley Road)

Discharge of conditions to the Outline Planning Permission IP/16/00608/OUT

  • An application to re-discharge the Full Construction and Environmental Management Plan along with an Addendum to the Environmental Statement (25/00932/CON) was validated on 19th January 2026.
  • An application to discharge the Henley Road, Dale Hall Road and Valley Road junction improvements (25/00909/CON) was validated on 28th January 2026
  • The application to discharge the Arboricultural Method Statement for the Primary school earthworks (25/00648/CON) was approved on 5th December 2025.
  • The application to discharge the Primary School Phase Design Code (25/00767/CON) was approved on 17th December 2025. 

Construction works

  • Works to create the Country Park are ongoing.
  • Construction works by Crest Nicholson for Phases 1 and 3a, and the Core Infrastructure for Phases 1b, 2, and 3 are ongoing.   
  • Construction works by Barratt David Wilson for Phases 2a and 2b by are ongoing.

 Hybrid Planning Application - IP/22/00013/OUTFL

  • This application was considered by Planning and Development Committee on Wednesday 10th December 2025 and Wednesday 7th January 2026. Planning and Development Committee resolved to grant authority to the Head of Service for Planning and Development to enter into an Agreement under Section 106 of the Town and Country Planning Act 1990 and that, subject to the completion of the Section 106 Agreement, permission be granted subject to conditions.

    The application is for Full Planning Permission for two vehicular accesses and all pedestrian and cycle accesses off Westerfield Road. The application is also for Outline Planning Permission (all matters reserved) for a mixed use development for up to 1,020 dwellings, a local centre, a Primary and Early Years facilities (both Use Class F1(a)); cycle and pedestrian access from Tuddenham Road; open spaces, landscaped areas and play areas; provision of infrastructure landscaping and engineering works. An Environmental Statement has been submitted with the application under the Town and Country Planning (Environmental Impact Assessment) (England and Wales) Regulations 2017.
