EPC surveys – Compliance 100

Compliance 100 has been appointed to complete Energy Performance Certificates on behalf of Ipswich Borough Council. The data gathered from the surveys will be uploaded to the Government website. Each surveyor will have ID and a letter of authority from Ipswich Borough Council.

Why is my home being surveyed?

Ipswich Borough Council is updating Energy Performance Certificates (EPCs) across its housing stock. This helps us understand how energy‑efficient our homes are and plan future improvements such as insulation, heating upgrades, and other energy‑saving measures.

Do I have to allow access to my home?

We kindly request that tenants allow access so the EPC survey can be completed. The information collected is important for maintaining and improving Council homes. The visit is quick, non‑intrusive, and typically can take up to 60 minutes.

Will the survey affect my tenancy or rent?

No.

EPC surveys do not affect your tenancy, rent, or service charges. They are purely an assessment of the property’s energy efficiency.

Do I need to prepare anything before the surveyor arrives?

No special preparation is needed; however, it is helpful if the surveyor can easily access:

  • Your boiler and heating controls
  • Hot water cylinder (if you have one)
  • Loft hatch (if accessible and safe)
  • Any utility meters
  • You do not need to move heavy furniture.

How will I know the surveyor is genuine?

  • Surveyors from Compliance 100 will carry:
  • Official photographic ID, and
  • A letter of authority from Ipswich Borough Council

If you are unsure, you can call the Customer Service Centre on 01473 432000 to check their identity before letting them in.

What will the surveyor do inside my home?

The surveyor will:

  • Record basic measurements of the property
  • Inspect windows, doors, radiators and heating systems
  • Note insulation where visible
  • Take photographs for evidence (no personal items are photographed)

They will not disturb your belongings, drill into walls, or carry out any invasive checks.

Will I receive a copy of the EPC?

Yes.

Your EPC will be uploaded to the Government’s EPC Register. You can access it at any time by searching your address on the official website. Compliance 100 may also provide a link once it is available.

Do I need to be at home during the visit?

Yes.

A responsible adult (18+) must be present to allow access. If you are not home when the surveyor calls, they will leave a card or letter with instructions for arranging another time.

What if I cannot allow access on the day they visit my area?

Will this lead to improvement works in my home?

Not immediately.

The EPC will help the Council identify which homes could benefit from future energy‑saving improvements. If your home is selected for planned works, you will be contacted separately at a later date.

What happens to the information collected?

All information is handled securely and used only for:

  • Producing your EPC
  • Understanding the energy condition of Council homes
  • Planning future improvements

Personal data about tenants is not included in the public EPC.
